All Realtors are Real Estate Agents however not all Real Estate Agents are Realtors. A Realtor is a Real Estate Agent who is a member of the National Association of Realtors. A Realtor is subject to additional specific ethical requirements on how they should think, act and perform their duties. 

Typically, the commissions of both real estate agents, the agent for the buyer and the agent for the seller, are paid by the seller. However in the case of a for sale by owner, short sale, or foreclosure, the buyer may be responsible for the buyer’s agent commission fee.

Having a bank pre-approval in hand better positions you when making an offer on a home. A seller is more likely to accept an offer from a buyer that is pre-approved versus a buyer that is not. There is no upfront cost to hire a Real Estate Agent. The Real Estate Agent’s fee is paid at closing and is included in the seller’s closing costs in most real estate transactions. If a buyer is subject to paying the real estate agent commission or a portion of the commission fee, the fee would be paid at the time of closing as part of the buyer’s closing costs.

Real Estate Agents typically work under an Exclusive Agency Agreement. When under an Exclusive Agency Agreement, the buyer or seller works exclusively with the real estate agent in which they are under agreement with. The buyer or seller is bound by the timeframe noted within the contract to work only with that real estate agent.
