    The homebuying process

    My Step by Step process to help you Purchase a house

    As you are wrapping up steps 5-7, I’ll be working on the backend with your lender, the listing agent, and the title company to ensure you have a successful closing.

    During our first meeting, we will review your needs, determine neighborhoods of interest, the amenities you would like your new home to include, and the price point. I will get you set to receive notifications, so when a property that matches your needs hits the market you’ll be notified immediately. Lastly, we will create a plan to help you reach your reach estate goals.

    If you need assistance with obtaining a pre-approval I can connect you with a lender to discuss loan options available to you.

    To help you locate a house,  you will receive access to the latest technology and services to search homes for sale to ensure that you receive the most up-to-date information on houses currently on the market. Once you find a property that you would like to take a  look at,  I’ll coordinate a date and time that works for your schedule to view the property.

    Now that you have found the property you want, it’s time to make an offer. I will explain the purchase agreement to you and we will review the price you would like to offer, your inspection options, and earnest money. We will then submit your offer to the seller.

    Upon the seller receiving your offer, the seller has the option to accept or reject your offer. In the case that the seller rejects your offer, we will begin to strategically negotiate with the seller to reach an agreement. If the seller accepts your offer, you will proceed with delivering the earnest money to the broker, complete the inspections, secure financing, obtain homeowners insurance, and transfer utilities. Don’t worry, I can help you find you a local home inspector within the Pittsburgh, Moon, or Coraopolis area or a homeowner’s insurance company.

    Once your offer has been accepted, you will need to set up a home inspection. The home inspector will inspect the property, identify any defects and provide an inspection report. We will review the inspectors’ findings and negotiate any major defects with the seller.

    You will need to provide additional information to your lender to finalize your mortgage and the lender will set up an appraisal. The bank will complete an appraisal to ensure that the property, at minimum, meets the loan value.

    Next, you will be required to obtain homeowners insurance. Homeowners’ insurance covers loss and damages to the property.

    Finally, you will need to make arrangements to have the utilities transferred to you as of the day of closing.

    FAQ About a Buyers Agent

    A  Buyers’ Agent is a Real Estate Agent or Realtor that represents the person on the buying side of the transaction.

    In most real estate transactions, the Buyer Agent fee is paid by the seller.

    You should contact a Buyers’ Agent upon making the decision to buy a home. A Buyers’ Agent can provide you information on what steps you will need to take to position yourself to buy a property and provide guidance to help you reach your goals.

    A Listing Agent represents the seller while a Buyers’ Agent represents the buyer.

    A Buyers’ Agent can be either a Real Estate Agent or a Realtor. A Realtor is a Real Estate Agent who belongs to the National Association of Realtors. A Realtor is held to a higher ethical standard than a Real Estate Agent.

    Working with a Buyers’ Agent is not a requirement. However, working with a qualified Real Estate Sales Professional is a great way to protect your own interests. Most people are unfamiliar with the process of buying a house so it’s best to work with someone who can educate and walk you through the process.
